Can you advise me what the risks are, if any, in purchasing land/property with TRNC title deeds. If there are any, what in your opinion are the probabilty of these risks occuring and their likely impact?
 

The risk of buying a property in North Cyprus is not more than the risk of buying a property in South Cyprus. Currently the properties in North Cyprus is dealt within the law of TRNC. If we are to explain shortly what has happened since 74 is pre 74 the properties were owned by greek cypriots, turkish cypriots and 3rd nations (english, german, french etc). After 74, all of the greek owned properties were nationalised by turkish government (apx 17% of the property on north fall within this nationalisation) in exchange for compensation (compulsory acquisition) even though only 2% of the greeks claimed their compensation the option is still there. Instead of claiming their compensation greeks opt to challange the actions of turkish government (political reasons). And, because of the security reasons turkish Cypriots never claimed their lands back which they left on the south. Since 74 till 2002 there was no straight forward solution proposed by international authorities. In 2002 UN (United Nations) proposed a resolution plan (called Annan Plan because of the general secratary Koffi Annan) whereby a proposal was put forward to determine the state of pre 74 greek owned and turkish nationalised properties. The turkish side accepted the plan by 65% and the greek side refused it by 74%. By refusing the plan the greek side preferred to enter EU without the north (without unification) and thus leaving their claims on the lands in the north. So, now in a way the Cyprus Problem is solved. Now EU, America and UK is providing direct help to North Cyprus which in a way means that they recognise it. Embargoes are being removed one by one and direct flights are about to be started. Currently there are big construction boom in North Cyprus.

While the greek Cypriots are doing so, why it happened that the turkish Cypriots never claimed their lands back?
The reason is very simple. The violence that the greek nationalist government applied on the civil turkish Cypriots from 1958 to 1974 is the main reason for the turkish Cypriots from staying away from a life which would be under the control of a greek government. The applied greek violence has no difference than the Hitler violence towards the jews during the world war. If one can think of a jew who would turn back to live in his house while Hitler is in charge than one can think of a turkish Cypriot turning back to his home in the lands which is under the control of the greek government; unfortunately there is no a single turkish Cypriot family whom a member was not killed by the greek junta government 30 years ago.

Those who know the realities of the 'Cyprus Problem' also know the 'zero risk' of investing on TRNC title deed land/property. Even more, they know that investing on TRNC title is the most profitable investment, since, although it has been increasing rapidly within the last two years, because of the 'so called risk', the TRNC title lands are still at very reasonable prices. It is so reasonable that even if the investor wants to pay both the turkish Cypriot owner and the pre 74 greek Cypriot owner so that he has the feeling of 100% guarantee, the cost of the land is still too much below its expected value after a unification. The accelerating property boom in North Cyprus within the last year shows that more and more people are aware of this reality.

 

What do you advise me when choosing a construction company to buy a house from or to have them built a customised house for me?
  When choosing a construction compnay, one should look for
how big the company is
how many houses and at what quality they are building
if they are providing any show houses to prove their quality
if they are developing the land which is owned by the company itself
if they answer to your questions
if they can keep you updated whilst the construction of house is taking place
if the location that the house is buing built promises future for investment purposes
if they are on time with construction in the previous projects
what the previous customers tell about the company
if they have all the intentions of landscape planing, city planing, and having a site manager on the site for some years after the finalisation of the construction of the site in order to maintain the upkeeping of the site.

What is the general procedure of buying a property in Northern Cyprus?


Purchase Procedure

The price of the property is agreed.
The sale contract will be drawn up expressing the terms of the purchase and both the vendor and the purchaser sign.

The purchaser pays 10% deposit (the amount of deposit may vary according to the payment terms of the seller).

The solicitor or appropriate appointed person will then apply for a purchase permit from the Interior Ministry. This can take approximately four to eight months.
Once the Purchase Permit has been granted from the Interior Ministry the remaining balance is due from the purchaser.
After final payment the vendor assigns the title deeds into the name of the purchaser.
By buying a Foreign Title property the purchaser will not have to wait for a Purchase Permit and therefore the above procedure will be much quicker.
   

N.B. When buying a Turkish Title or a TRNC Title foreigners are restricted to 1 donum of land (1,388 sq.m. or 1/3 acre. This restriction does not apply when buying Foreign Title property. Please enquire as to which title is attached to the property of your choice.

 
Can I pay for the property from overseas ?
Yes, this can easily be done from any international bank directly into our HSBC International Bank account.
 
Who will look after my property whilst I am not here ?
North Cyprus Properties Estate Agency can care of your property. We have a fully managed service and subject to your approval, for example, we can take care of utility bill payment, security and general maintenance for a small monthly fee.
 
Can I do an Inspection trip?
We are able to organise flights, accommodation, airport transfers and car hire to discounted prices. Moreover, if it happens that you buy from our own constructions we will pay all these for you.
 
Access to North Cyprus?
As Northern Cyprus remains unrecognized by most of the international community, there are no direct flights from Europe. However, some charter companies avoid this problem by touching down in Turkey before proceeding to Ercan, the airport located a few miles to the east of Nicosia. In addition, there are regular flights by Cyprus Turkish Airlines and Turkish Airlines between Ercan and all the major airports in Turkey, which are linked by the international carriers to most destinations in Europe.

There are also regular car-ferry services between Famagusta and Mersin (Turkey), and Kyrenia and Tasucu (Turkey). It is possible to drive from London to Cyprus in four days, or travel with one of the several bus services which operate between England and North Cyprus, but this can be an exhausting and sometimes harrowing way to start a holiday. Can I have a house built to my own design?

Can I bring my pets?

What is the education system in North Cyprus like?
The education system in North Cyprus has vastly improved. There are several state schools offering good education. There are five universities on this small island. The most famous one is the Eastern Mediterranean University (EMU) of Famagusta - http://www.emu.edu.tr - serves to more than 15,000 students from all over the world. The Near East University and International Cyprus University are the two in Nicosia, the Lefke European University is located in Lefke and one of the most popular, the Girne American University (GAU) is in Kyrenia - from a nursery to a University. http://www.gau.edu.tr
 
Can I get Health insurance?
There are several insurance companies who provide Health insurance. The British Residents Society are the best people to contact. Local medical care is good and extremely reasonable. The majority of expatriates use the local treatment.
 
How long can I stay? Do I require a permit?
These can be applied for once you have purchased your home. The British Residents Society will provide all the necessary information. You are issued a 3 month tourist visa when you arrive, after which you must apply for a residents permit
 
Can I use my UK Driving license?
For 3 months you can drive with your UK license, after that you can only drive with a TRNC license. Once you have been issued with your residency permit a local license can be administered within days.
 
Where are the best beaches?
North Cyprus has plenty of sandy beaches. The best beaches are in Karpas - the worldwide famous Golden Beach (7 km. long) is here. The Malibu Beach is also another lovely beach of Karpas area. After Karpas comes the beaches of East Kyrenia - the best of these is the Alagadi Beach (also known as the turtle beach), then Acapulco Beach, Lara Beach and the beautiful Esentepe Beach. The Escape Beach in Alsancak is one of the safest beaches close to the west of Kyrenia. There are many hotels with private bays which permit non-residents to use them for a small fee - the best one is the Acapulco Beach.
 
Where are the villages?
Kyrenia is the main town. East of Kyrenia in order are Karakum, Ozankoy, Dogankoy, Catlakoy, Arapkoy, Esentepe, Bahceler, Kucuk Yenierenkoy. West of Kyrenia in order are Zeytinlik, Karaoglanoglu, Edremit, Karaman, Kervansaray, Alsancak, Ilgaz, Incesu, Malatya, Lapta, Karsiyaka, Guzelyali.
