Property Title Deeds & Purchase Procedure in the TRNC

The Turkish Republic of Northern Cyprus enjoys a typical Eastern Mediterranean climate with long hot summers and short mild winters. The northern coastline which borders the Girne (Kyrenia) mountain range is accepted as being one of the most beautiful areas in the world in which to live. The natural beauty of the island, the lovely climate, the warmth and generosity of the Turkish Cypriot people and the abundance of fresh foods make Northern Cyprus an unspoilt and uncommercialised haven. There is virtually no crime to speak of and this country is reminiscent of UK standards long lost where hospitality, politeness and the general enjoyment of life are the daily norm.
As this country eases towards a settlement with the south of the island and a possible accession into the European Union, we examine the pros and cons of the freehold and leasehold property purchasing opportunities. The most crucial factor in buying property, whether it be land or buildings, is to use a qualified lawyer in all cases for all contracts and Government applications. Additional Costs

The purchase permit application costs between £ 750 and £ 1,500.

Other Costs
For a standard family (four persons) total of all the local taxes
(electricity, water, telephone, municipal ...) is not more than £150 - £200
per month. Yearly property tax is around £80.

There are no any government restrictions in selling your property. The seller also pays 6% while selling. If you want to pass the property to the name of your children then you pay 2/1000.


 

Construction & Planning

If you wish to purchase land and build a house or villa, the laws are as follows:

a) Outside the Municipal boundaries, there are restrictions on the area that one can build on (20% of the land area), and a height restriction of two storeys.

b) There are good architects and engineers who will plan and design your villa at reasonable rates. We are pleased to be able to recommend reliable practices for interested clients. Once the plans have been lodged with the District Office, work may commence.

c) Land in Cyprus is measured in donums.

1 donum = 1338 m² or 14400 ft²

1 donum consists of 4 evleks

1 evlek = 3600 ft²

1 acre = 3 donums

Building costs vary, depending on finishing, from £250 per m² upwards. Most buildings are constructed in the reinforced concrete frame system that is prevalent in the Mediterranean countries. Buildings tend to be over-specified, but this can only be an advantage to the buyer. Materials are readily available from Turkey, Spain, Italy, Germany and UK. Why North Cyprus

It is true to say that retired people and families who come to live in Northern Cyprus enjoy a much higher standard of living than their UK counterparts, with pensions having a much higher purchasing power, and with the reassuring knowledge that one is living in a safe environment.

TRNC Title Deed Problem

IS IT SAFE TO BUY PROPERTY IN NORTHERN CYPRUS ?
During the last 30 years (from 1974 to 2004) so many people asked this question. And, the Turkish Cypriots answered as YES while the Greek Cypriots answered as NO. The last 30 years showed that the Turkish Cypriots' answer applies. YES, it is safe to buy in Northern Cyprus. Whoever bought a property within the last thirty years is still owning, using, renting and selling it. Moreover, after the referandum on 24 April 2004 for the United Nations (Annan) Plan which offerred a fair solution to both sides and fanatically refused by 76% of the Greek Cypriot population, for the first time since 1974 the Turkish side got the chance to show the rest of the world that it is not the Turkish Cypriots who has been dividing the island. By accepting the Annan Plan (Kofi Annan: the UN General Secretary) with 65% the Turkish Cypriots accepted the unification of the island. Turkey's and Greece's troops would go back to mother lands, both sides would give back some land or compensate accordingly in a fair way, and the island would enter into EU as a whole. However, by trusting the Greek Cypriots the EU countries made the same mistake as the Turkish Cypriots did in 1960. The Greek Cypriots were shouting so loudly as if they want the unification of the island that the EU countries were 100% sure that the Greek side would accept the Annan Plan and therefore they signed the acceptance of the Greek side into EU before the referandum of the plan. And, of course after the referandum they were shocked by the Greek Cypriots who refused the plan which they had said they would certainly accept. Now the big boss feel cheated. The Greek side who refused the plan is mistakenly awarded by the EU, but there is no way back. The only way is to in a way recognise the Turkish Cypriots; the 200.000 unfairly punnished peacful people of the island. I can see from their recent talks that the Great Powers of the world have a more clear mind about the "Cyprus Problem" now, and they are going to sort it out. It looks like that the 'Helen History' will not be enough this time for the Greeks to seem 'lovely' to the the world. By refusing the United Nations' Unification Plan the Greek Cypriots refused their claims on the lands in the north of the island. After their attack to the Turkish Cypriots in 1974, the refusal to the Unification Plan of UN is regarded as the second biggest mistake of the Greek side - the first mistake was to try to apply the Akritas Plan (greek nationalists' plan to integrate the island to the Greece). As Turkish Cypriots, we are now more legal than any other nation on the world, because we accepted the peace, because we accepted the unification, because we accepted whatever the United Nations offered, because we have been doing our best to peacfully join to the rest of the world. What else can we do? Yes, it is 100% SAFE to buy property in Northern Cyprus.

The best indication of whether you would be interested in purchasing here is to obviously visit.
